They do not have cooking facilities. The guests come upstairs to the upper level lounge for breakfast and from this area can access the outside decks where breakfast is served when the weather is warm.
The upper level is the family home. It is a "Lockwood" home. The timber walls are locked together, not just nailed. These are low maintenance homes that have been designed to withstand simulated earthquakes of up to 7.0 on the Richter scale. They are built solid and strong and proof of this is that for over forty years they have survived many earthquakes throughout the world.
The home has four bedrooms and two bathrooms, one being part of the master bedroom suite. There is a family/sitting room as well as the large lounge/dining area. There are outside decks all around mostly with sea views.
We have a good water supply and sewerage system and three hot water cylinders to ensure a continuous supply of hot water. We are linked up to a cable TV network of 40-50 channels including CNN and BBC World and Sky Sport.
The building was constructed in 1997 and is in as new condition. There is a guest laundry in the basement double garage. The lower level including the double garage measures approximately 1700 sq. ft. and the upper level 1440 sq. ft. It has approximately 1240 sq. ft. of outside decks, making approximatley 4350 sq. ft. all together.
SITUATION: The B&B complex is situated about 100 metres up Cable Bay Block Road from State Highway 10. The house with its signage is visible from the highway. The nearest part of Coopers Beach itself is about a six-minute walk away down the road and across the highway and the reserve. The main access to the beach and car park is a two-minute drive away. This is a sparsely populated area but is growing. There is a small shopping centre with the usual facilities and amenities, like the doctor, pharmacy, sportsshop, liquor store, etc. There are more facilities at the nearby fishing village of Mangonui about 3.5 kms away. There's the Bowling Club and various fishing activities including big game fishing where striped marlin are the most common marlin caugh (but not by me!). About 12 kms down the road is the Whangaroa Golf Club.
The towns of Paihia and Russell in the Bay of Islands are about an hour's drive south of here and the town of Kaitaia about 25 minutes north-west. About half an hour north is the famous Ninety Mile Beach.
This is a lovely place and is 150 kilimetres from the nearest set of traffic lights. The city of Whangarei is two hours drive south of here and the city of Auckland is four hours away sout again. Auckland is a very cosmopolitan city with over 1,000,000 people and is said to be the biggest Polynesian city in the world.
THE BUSINESS: This business is in its infancy and as yet has a modest turnover of about $US10,000 - $US12,000 per year. The owners are semi-retired and enjoy meeting and catering for their guests from NZ and overseas and the turnover more than adequately covers the costs of running hte place. Good advertising is in place for hte next 15 months or so and each year the income creeps up. This is hardly a full time business and even when the place is full all the work and cleaning up is finished by lunchtime. There's plenty of room for expansion and/or plenty of time to go fishing.
THE CHATTELS: The price includes all the chattels in the units. The linen: Face cloths, towels, bath mats, hand towels. Bed linen: Mattress protectors, blankets, sheets, duvet, pillowcases and pillows.
Bed(s), wastebasket, soap dish, fridge, crockery, cutlery, electric jug, glass vanity unit with stool, oil heater, billyrobe wardrobe, electric blanket, electric clock, table cable ready TV, arm chair, fire extinguisher and smoke alarms, washing machine in guest laundry and two fold away beds.
Fixed chattels through the units include carpets, vinyl, lightfittings, drapes and blinds, wall hoder for TV. Upstairs in the house these fixed chattels are also very similar.
WHY ARE WE SELLING? Most of our six children and eighteen grandchildren live in Auckland and so we want to be nearer them. Some of our grandchildren are not getting to know us. We miss them and they miss us. We also have some minor medical problems that need more frequent and specialised attention than we can get up here. So, in short, we want to go to Auckland to live.
