This home is situated in one of the most desirable locations in the highlands, Esperanza, overlooking the city of Xela (Quetzaltenango). You will also enjoy a fantastic view of Santa Maria (an inactive volcano), and Little Santiago (a very active volcano). The property is in a small, charming gated community, with public water and sewer.
The formal living room has a striking fireplace, archway and one entire wall of handcut native volcanic stone. The formal dining room is huge, with artistic alcoves, and archways leading to both living room and kitchen. Both living and dining rooms have tiled floors and cathedral style domes, rising about twenty feet high.
The spacious kitchen has built-in tiled cupboards, a brick oven, native style plancha (wood stove), and double tiled sink looking out on a small garden. A pantry and half bathroom are conveniently located next to the kitchen.
The house is built around two sides of a central courtyard, complete with stone fountain and two-story cypress beam corridors. The first floor corridor has native terra cotta tiled floor. The upstairs corridor floor is guavo, an extremely weather resistant native hardwood.
Two large bedrooms, including full bathrooms with showers, open onto the downstairs corridor. Along the upstairs corridor are a master bedroom with fireplace and alcoves, a sitting room (or bedroom), and full bathroom with both shower and a large tiled bathtub.
A third large upstairs room could be either another bedroom or a family room or playroom. The upstairs corridor opens out onto the open air patio, which features two cathedral style domes, surrounded by railings and a three foot high wall for security so that children can play safely, and the beautiful Xela evenings can be enjoyed. This is the place to be to see most of Xela, the two volcanoes (Santa Maria and Little Santiago), and many majestic mountains.
The studio apartment is a separate building, forming the third side of the courtyard. It has a bedroom/sitting room with fireplace, full bath with shower, and a kitchen with double tiled sinks.
The servants' quarters are located behind the bedroom wing of the house. There are two small bedrooms, and a bathroom with shower. This area also has a back stairs, laundry room, and a small garden off the kitchen, with an underground 1000 gallon fresh water cistern. Above the laundry room is a 14 x 40' enclosed sunporch for drying laundry, storing wood, etc.
If this house was built in the U.S., it would easily cost three times the price we are asking for it. All bricks, windows, doors, were handmade. All stonework was handcut by a local stonemason. There are numerous details that must be seen to be appreciated.
