Uniquely beautiful house, in a nice area of the city center of Buenos Aires, right in the middle of everything: just 8 blocks away from Recoleta, 5 blocks from Carlos CardelÂ´s House and Abasto, 13 blocks from 9 de Julio and the Obelisco. Ideal for a a home or a business, or both. Extremly bright property!!! Each of its rooms has a big window. Every room is painted a different color: 3 are light blue, 2 orange, 1 yellow, 2 green, 1 pink, 2 dark blue. The stairway is painted blue with beautiful tropical fish painted on the walls. One of the rooms was the ownerÂ´s miniapartment before we moved out. This is a big room of around 40 sq. meters with private bathroom. The rooms are rented out per week/month to long-term students and tourists. Furniture and everything inside can be included (except for a couple of paintings and so) in price. Renting out the rooms brings in approx. $10,000 pesos NET/MONTH. Sometimes more, depending on the season. It is a great income here in Buenos Aires!!

About Buenos Aires
As a foreigner myself, I must say that Buenos Aires is definately the most beautiful and elegant city in all of South America. It caters to all needs and styles of living, even for the most demandng people. One can enjoy a very high standard of living without necessarily being a millionaire! Eg: polo, golf, sailing, speedboats, rafting, exquisite food and restaurants and weekend trips to luxiourios 5-star hotels, properties overlooking the river, etc, etc). Argentine architecture is comparable to the best in the world. No exageration. One can live VERY WELL (you can do everything mentioned above) with less than $1,000 dollars a month!!

Foreigners can buy properties with passport only and are then elegible to apply for a Residence Visa. Meanwhile one can be in the country with a tourist visa and just renew it in Migration Office by paying $50 pesos every 3 months, or taking a dat trip out to Uruguay every 3 months.

Some x-tra info on the property:
The property is in what is called the Faculty Area/Recoleta, for there are faculties all around and one of the cityÂ´s biggest hospitals just one block away. Excellent location, within walking distance to 3 subway lines and right in the middle of 5 major avenues!! We are blocks away from both Recoleta and Abasto, the famous Gardel area that is quickly becoming very fashionable.

Property consists of a 3-storey building + a deck terrace on the 4th floor. Please see pictures of the house down below. Property: 310 m2 total. 9 rooms + 1 kitchen. Big living room. 2 lounge areas. 5 bathrooms. 3 balconies.

This type of property is not very easy to find and is worth approx. $1000 dollars the square meter. This type of property is hard to find for they are old types of properties, with indivual entrances. You do not share with other neighbours, eg: as in a buidling. It is like having a house, but in the city center! Properties like these get torn down to build buildings in there place.

This property, though old from outside (around 70 years old), is just less than 3 years old. The whole property, walls-inside, was torn down and built up from scratch. The front was preserved for it is architecturally very beautiful and unique, and it would have been a crime to change it. No renovation in immediate future is required for it is perfectly taken care of.

Same block. Around $150 pesos/month.

What is the price per square meter in the area?
The square meter in this area is between $750 and $1300 dollars (depending on type of property, the state itÂ´s in, the design, the location, etc) . Our property is 300 total square meters, totally new inside, and recycled on the outside, and the location is the best in this faculty area. The property is unique in the area for there are very few that have "only" entrances (entrada independiente) , meaning that you do not share with other properties (eg: a building of apartments).
