The property is located on one of the most protected bays in the entire Caribbean. Designed by an Austrian architectural designer and built by a Swedish contractor, the buildings have been constructed for a demanding owner with high quality materials and workmanship. The swimming pool has an impressive waterfall construction on one side, and three powerful underwater jets that can create a moderate or strong current to swim against on the other side.
BUILDINGS
The main house has an area of 5,130 .: three bedrooms (all with their own bathrooms), a family room, a spacious kitchen, a dining room which opens up into the living room, a library, a separate office (with separate entrance and air conditioning), a utility room, as well as two extra half baths and a large garage.
The cottage has an area of 950 sq. ft.: two bedrooms (with their own bathrooms), and a kitchenette-living room combination.
Most bedrooms have walk-in closets and balconies.
Both buildings have their own storage and pump rooms.
There is a 1660 sq. ft. pooldeck with a large swimming pool and waterfalls.
There is also a small but aesthetically built kennel with two spacious doghouses.
ELECTRICITY AND WATER
There is a separate building housing a high-capacity generator with a 300 gallon diesel tank in case of rare blackouts or emergenicies. There are sockets for both 110V and 220V in the main house.
There are water cisterns holding approx. 44,000 gallons of rainwater for everyday use (37,000 gallons under main house; 7,000 gallons under cottage). There is also a water desalination plant that could be used to produce more fresh water during severe droughts.
There is a water treatment plant that cleans all the fresh water used (for example, when taking a shower) and sends it to two 6,000 gallon cisterns (12,000 gallons total (under cottage)) that provides water for the garden and for flushing toilets.
Rain falling on the hills behind the house and on the driveway are also collected in a 1,000 gallon cistern and then pumped into the recyclable water cisterns under the cottage.
There is no need to buy expensive Antiguan government water.
HIGH QUALITY
The buildings have been built with high-quality materials, much of which has been imported from around the world. For example, the pool deck is built of special skid-proof tiles from Spain that prevent slippage when the pooldeck is wet, and the master bedroom uses customized marble imported from Italy.
Beautiful Antiguan limestone has been used to make certain inside walls.
All floors are covered in tiles.
The ceilings are up to 14 feet high in order to provide openness and presentability to the rooms and have been constructed of fine varnished wood.
Higher than normal amounts of steel and concrete have been used in the buildings.
OPPORTUNITIES
The buildings, with only minor changes and perhaps with additional buildings, could easily be converted into a resort.
The waters in front of the property have been surveyed, and a white-sand beach or a large lagoon can be built on the property.
A deep-water dock or marina could also be easily built (as shown by results of survey).
The rest of the land is waterfront property (~4.1 acres) that has a small white-sand beach that could be easily expanded.
OTHER FACTORS
The property is located on the more peaceful side of the island and in proximity to the exclusive Mill Reef Club, where some of the wealthiest people in the world have built homes.
Antigua is served by many flights and large cruise ships from Europe, Canada, and the U.S., and is a regional hub for flights serving neighboring islands.
By virtue of its international atmosphere, and by being a tax-free haven, Antigua is an important banking and offshore center.
Antigua has one of the most stable governments in the Caribbean.
Antigua is said to be the "Heart of the Caribbean" and to have the best weather and climate of all the Eastern Caribbean islands.
The bay area where the villa is located has some of the island's largest breeding grounds for fishes, blue-shell crabs, lobsters and turtles.
The hills surrounding the property are filled with crystals and prehistoric fossils, some of which are currently being displayed at the Museum in London, England.

PROPERTY

The current buildings are located on the largest property (1.7 acres). The rest of the land (4.1 acres) is also waterfront property and has a small white-sand beach that could be easily expanded.

The property as well as the waters surrounding the property are well sheltered from hurricanes due to the special protection offered by surrounding hills, making the bay in front of the land one of the most protected boat areas in the entire Caribbean.
