This looks like one big house, but in reality there are two complete separate living quarters, joined together by a locked door. Each has its separate entrance, making it ideal for combined families, friends, or to rent. One could live in the one of your choice and rent the other.

The front house facing the ocean, contains a living room with fireplace, dining room, fully equipped kitchen with dishwasher, and 2 bedrooms, (both en suite). There is satellite and/or cable TV available and computer access through the telephone line. A washer and dryer are in the connecting hallway. You have your own personal view of this fabulous beach through the large picture windows. The beach shelves very gradually so it is considered a very safe beach for childern. Many of the owners in this American community are part-time and it is a quiet haven for retirees who are permanent residents.

The front entrance to the back house enters into a large foyer with a floor to ceiling storage closet and pantry. This room contains the stairway to the upper floor and the entrance via a hallway to the front house. The hallway contains a door which can be locked for privacy or kept open for use of the whole house.

The upstairs suite consists of a large room encompassing a bed-sitting room, small kitchen, bathroom, walk-in-closet, indoor hot tub, computer area and fireplace. The French doors open to a huge partially glassed in deck, from which one is in awe of the breath taking view of the sweeping 5 mile bay, complete with many birds, dolphins and a few surfers. The view is enhanced by Todos Santos Island, magnificent sunsets, and at night the twinkling lights of Ensenada and the harbour.

There are 2 furnaces (forced air), one for each house with separate thermostats. Air conditioning is not required, ceiling fans are sufficient.

The house is situated on 3 lots of leased land with a potential of future puchase of land from the owner. The property is completely walled for privacy.

Attached to the house is a double carport and adjoining workshop. The backyard provides an ideal outdoor entertainment area with built in barbecue, bar and sink. There is a large Bougainville covered gazebo for outdoor dining and an impressive 15 foot high waterfall cascading into two small pools. Because of the signature waterfall, the house is known to the Mexicans as "The Casa Cascada".

Baja Beach House

The house is on three lots, each is 15x15 meters. There are in line from the beach, #1 is the beach front . The 2 houses are on lots 1&2 and the backyard and waterfall are on lot #3.

This is leased land. One can only own land indirectly through a Bank trust. You can also lease land from the owner. The leases are 9 years leases, renewable for 3 times and negotiable after that. Our present lease for the 3 lots is just over $8000/year. There are no owner disputes. We have had the place for 19 years with no problems.

Utilities
There is electricity, phones and garbage pick-up. Internet modem and DSL are available.

TV cable is present. Water is delivered by truck to your in-ground receptacle. It is not purified to American standards so most of us buy bottled water. There are 2 forced air furnaces, one for each house for use during the winter if necessary. Propane gas is used and is also delivered by truck as needed. No air conditioning is necessary, the ceiling fans are adequate

Area.
This is situated in a rural Mexican truck farming area, so it is tranquil and quiet. The beach is nearly deserted most of the time.
The neighbors are mainly American retires and some Mexicans. The natives are friendly and crime is low.

Groceries are 10 minutes away. The closest town is Ensenada, which takes about 30-40 minutes by car and has many typical tourist attractions.

Overview
This is the most expensive, one of the biggest and the best house on the beach. It is difficult to find any beach front lots or property on this beach. It will appeal to many buyers as there are really 2 houses. This gives one a number of possibilities. It would be great for a large family, or live in one and rent the other, or rent them both. We use the back one as a vacation home and the front one for friends and as a rental. We have also used the front on as a House swap with good success.

Pricing
If this house was in Malibu, California, 250 miles north or 5 hours away it would be worth $3,000,000. The price of $398,000 is cheaper then the average house in San Diego, and with this you get 2 houses, the cost of living is ½ that of the USA, you are on the beach and can see a sunset over the ocean nearly ever day. The only noise is the barking of the seals, the swooping of the seagulls and the crashing of the surf.

Houses are usually bought and sold on a cash basis as there were no mortgages in Mexico when we bought. Mortgages are now beginning to be available but the interest is high. American mortgage companies don’t like to lend on foreign property. Most people use some of their savings, or refinance their American house and use some or all of the equity to purchase. Since I was all cash in, I would like all cash out, especially since I am old and gray. However, I would consider carrying a small amount of paper back to the right buyer if this would make the deal viable.

The reason for selling the property is that it has outlived its usefulness to us. The children and we have enjoyed it for 19 years and now that they have moved on it is now time for us to do the same.

I have had the property on the market 2 weeks and have had 9 enquires.
