The property is located on the land side of the Caribbean coastal highway between Puerto Viejo and Manzanillo, about 4 km from Puerto Viejo. It is about 18km from the Costa Rica/Panama border.

The facility has been expanded over the years by re-investment of income from the lodge and flower-plant business. I am the sole owner and operator. I operate the lodge with a full time paid staff of two local workers, a housekeeper and a general maintenance person,.
I wish to sell the property and business because I desire more time for my private life. I have enjoyed developing and operating Miraflores and have pride in my accomplishments but at this stage in my life I want to do other things. In particular, I would like to spend more time with my son and daughter, their families and my new grandchildren.
The lodge is located on a lot with 42 meters of road frontage and a total area of 5000 sq. meters. The front two-thirds is devoted to the lodge, reception/café and bath house/laundry facility building. The back one third is occupied by a two level duplex residence plus a staff quarters/well house building. Contiguous to the back of the property is a 60 x 25 meter parcel that is used as a sustainable garden with tropical fruit and vegetables. Hardwood trees grow on all the property's borders. These areas could be considered for expansion of the lodge business.
Additionally, I own a beach front lot (1,988 sq. meters actual) located approximately 800 meters from the Lodge. The lot is fenced and maintained with tropical plants and trees. Plant sales from this lot and the lodge surroundings are a part of the total income from the business operation.
I also own and am offering a separate farm of 2.5 hectares about 3km from the lodge. It is a cocoa farm with hardwood trees and creeks along two borders. A gravel road connects the public highway with the farm.
The property offered, for descriptive purposes, can be considered as consisting of five parts as follows:
1. The lodge property and business, 3500 sq meters property, 622m of construction
2. Two level duplex residence
3. The contiguous expansion/garden lot, 25x60 meters
4. Fenced and maintained beach front lot, 30x65x26 meters
5. Farm bordered on two sides by creeks,25,000 sq meters
The first three items should be considered as a group for investment in an ongoing business that has space for expansion. These three properties are offered together for a cash price of $350,000. The beachfront lot is offered separately for $95,000 and the farm for $35,000.
Income can be realized from various sources by an investment in the property. The business operation includes room rentals, plant and landscaping sales, restaurant operations, tours, reservation commissions and gift shop sales. The café/restaurant is currently operated on consignment by an acclaimed Italian chef. All who visit the café acknowledged him as the preeminent chef in the area.
Total realized income has has been approximately $50,000 per year. The actual gross achieved historically has clearly reflected my priorities during the year. When more time is spent on marketing, the sales increase. Income is determined by where I have given attention to the business as the sole owner and operator.
The major principal expenses include salaries, electricity, water, telephone / Internet service, maintenance and insurance. The current combined salary of the staff is about 165,000,000 colones or $500.00 per month or $6,000 per year. Total of other expenses are an approximate $7,000 per year providing an approximate income of $37,000 for an
owner/operator such as myself.
Purchase of this property would be an investment in a business that will produce immediate income and, importantly, can be expected to appreciate even more over the coming years. Real estate in the Puerto Viejo area has steadily appreciated over recent years fueled by the growing popularity of the region with tourists. This trend can be expected to continue and to accelerate in the future.
A very likely future event could dramatically enhance the value of this investment. The current road serving Miraflores Lodge ends at Manzanillo just before the border with Panama. The road is now being extended into Panama thereby providing a gateway that will expand tourist business in the area. This will dramatically increase tourist flow through the Puerto Viejo area. Corporate investors are now investing in the area but the full impact of the new road on real estate prices has not yet occured.
