SITUATION:
10 km from Fouriesburg, Eastern Free State, South Africa.
DESCRIPTION:
Consists of seven different farms, of which five border each other and two although alongside are divided by two roads which are tarred.
The homestead is situated on the biggest of the farms Bessie, which is utilised as follows:
22 hectares established Eragrostis
125 hectares currently planted with Maize and Sunflowers.
331 hectares of good grazing.
150 hectares lands for planting – consists of 104 hectare good red clay soil
and 46 hectares of “Swart lande� or black soil.
The Grootspruit runs through the properties of Welkom and Hydina and at times it would be possible to use for irrigation these lands season permitting.(An expert on irrigation can be consulted in this regard)
The farms are neat and tidy. The views are excellent with mountains views and
scenic ravines. Verdun has caves which are approximately an hour hike up the
mountain. There are natural springs, which are an excellent sources of water for damming purposes. There is one exceptionally strong spring on the farm Sterkfontein. (Hence the name.)
DEVELOPMENT:
Farming: Good for growing feed ie. Eragrostis, Lucerne, and Tef, which in turn can be baled and sold generating a farm income. Alternatively, live-stock farming ie. cows, sheep, goats etc. In the past Bessie operated a dairy, currently the farm is harvesting wheat, maize and sunflowers as well as land leased for grazing of cattle.
Tourism possibility: By converting existing buildings into accommodation. There are buildings situated on the farms which have wonderful scenic views.

Built in three sections consisting of face-brick, plaster bricks and sandstone.
OTHER BUILDINGS:
Face-brick double garage with lockable doors with a third garage/storage-room attached at the back.
Sandstone garage for storing four vehicles, this has no doors.
LARGE SHED AND AN OLD DAIRY:
Can be utilised as a dairy but has not been used for many years (no equipment at present except for the cattle gates) or for storage purposes of machinery. Has an office built in the dairy with glass window to view activities. The shed could be used for storage of bales or could be enclosed and used for safe storage.
THERE ARE VARIOUS SANDSTONE BUILDINGS, WHICH COULD BE CONVERTED INTO A RONDAVEL AND ACCOMMODATIONS.
OTHER INFORMATION:
The farm Sterkfontein has a tar road running past it and has a large Sandstone building on it with another smaller building attached which is not Sandstone, it was originally a general dealer and has high pressed ceilings and sky-light windows in it. Later it was used as a coal depot due to the proximity of the railway station. Currently the small building is being leased as a local supplier and the main building is leased for storage.
DAMS:
There is great potential for one or several dams to be built with the natural supply of water, there are currently small dams including a few reservoirs which have been built for water which is pumped from the bore-hole which supplies water to the house. There has never been a shortage of water supply to the farmhouse from this bore-hole. A large ground dam on the farm Aurora which need repairs. There is very good potential for other dams as a “spruit� or small stream runs through the back of the farms and the farms Welkom and Hydina have the Grootspruit running through them.
ELECTRICITY:
The main farm has 3 phase (380volts) electricity. Sterkfontein has its own electricity supply.
FENCES:
Grazing lands are fenced off in camps and arable lands have perimeter fencing.
OTHER:
On the farm Sterkfontein there are currently homes that have been built by farm workers some who are no longer employed. They have been given notice to vacate the farm and are waiting for their land to become available in the township. Bessie, Verdun, Welkom and Hydina have no occupants.

Important income tax information
1) Foreigners who settle in South Africa will be exempt from South African tax on foreign pensions received provided these relate to past employment outside South Africa and are not deemed to be from an South African source. Social security payments from foreign governments are also exempt from tax.
People who are staying at least 183 days per year in South Africa are regarded as residents so the so-called “swallows� can live less then 183 days in their other home.
2. As far as the individual’s capital is concerned it does not really matter where it is invested because income earned from investments are taxable in South Africa no matter where they are earned in the world.
3) The purchase of and the investments in a farm is income tax wise very interesting for individuals who are actually living in a country which has a Double Taxation Agreement with South Africa like all Scandinavian countries, UK, Holland, Germany, France, Switzerland and Austria.
When they purchase namely a farm in South Africa in their personal name and become resident in South Africa then they can offset for 3 to 5 years the investments in that farm against the income acquired in their personal name in the present country of residence.
For the golf lover the Eastern Free State, and indeed the whole Free State, has an abundance of superb courses, both full size 18 hole courses, mainly under irrigation, and a few smaller "fun" courses with 9 holes, like those at Clarens, Kestell and Clocolan. The larger courses (like in Fouriesburg and Ficksburg) have bent-grass greens and most fairways are irrigated. The high altitude (5,000 Feet/1450 Meter) climate is generally not humid and makes for a great golfing climate. Green fees are so low that even Johannesburg golfers find it worthwhile to drive down for the day and play golf. Green fees of no more than R50/18 holes are the norm for non members and R25/18 holes for members. Membership fees at most 18 holes clubs are R1,000/year, in Bloemfontein and cities a lot more. A little further away, in places like Bloemfontein and Welkom are some of the best Golf courses in the country. The reasons for this is that in mining towns like Welkom, the mine companies spend a lot on recreational facilities and subsidize some superb facilities.
Fouriesburg, in the Free State province of South Africa, is close to the border of Lesotho and, just like Clarens attractive for tourists due to being in the "Witteberge" [White Mountains], the Golden Gate National Park and the Maluti Mountains in Lesotho. The Lesotho Trout Rivers are only a 75 minutes drive right up into the spectacular Maluti Mountains. The "Little Caledon" river which flows from Golden Gate National Park , near Clarens and then flows near Fouriesburg and joins with the Caledon river (boundary with Lesotho) is stocked with Trout and numerous farm dams are well stocked with Black Bass and Carp.
