Hunting Ranch/ Wildlife Conservancy For Sale in Botswana

INTRODUCTION

An unique opportunity to invest in prime land in Botswana, the country with the strongest currency in Africa and topping the list of investment stability in Africa.

The Conservancy consists of 5 ranches, combined to form one area of
26 341 Hectares, alternatively two areas of 10 993Ha and 15 348 Ha respectively.
INTRODUCTION

An unique opportunity to invest in prime land in Botswana, the country with the strongest currency in Africa and topping the list of investment stability in Africa.

The Conservancy consists of 5 ranches, combined to form one area of
26 341 Hectares, alternatively two areas of 10 993Ha and 15 348 Ha respectively. The technical details of the farms and of the conservancy will be discussed later in this document.

Each farm, being OM66, OM67, OM68, OM69 and OM 70 are individually owned by private companies. Together they form the conservancy, of which the Constitution is annexed as Attachment IV. The Conservancy is an informal (not formally registered) , but legally binding agreement between the farm owners/companies. The area can be bought as one Conservancy or OM66-67 or OM68-70.

The contribution of the game ranch to nature conservation is increasingly appreciated and supported as it adds surface to areas set aside for nature conservation. Today, game ranching/farming is promoted and encouraged by the Department of Wildlife and National Parks as an economic activity.

The wildlife industry in Southern Africa has seen tremendous expansion in the last decade with the concept of sustainable utilisation of natural resources now accepted as the way forward in resource management.

LOCATION

The Republic of Botswana is a landlocked southern African country, bordered on the north and west by Namibia, on the northeast by Zambia and Zimbabwe and on the south and southeast by South Africa. The total area is 600 372 sq. km.

The Central Kalahari Game Reserve (“CKGR�) is located, as the name states, in the very middle of Botswana. It comprises 52 145 sq. km. Vegetation is a shrub and low tree Savannah with a ground cover of tufted perennials. Pans and fossil river valleys are abundant. Wildlife numbers have been steadily increasing since the droughts of the mid-1980’s.

The conservancy is situated on the Northern border of the CKGR, in an area known as the Hainaveld, located in the Northwestern corner formed by the Makalamabedi - and Kuki veterinary fences.

A draft Management plan for CKGR was submitted by the Department of Wildlife and National Parks October 1998. The main policy is one of optimising revenue while diversifying the range of activities and options offered to Tourists and spreading the tourist load over a larger area in and around the CKGR.
Among the more important issues raised in this Management Plan, and directly affecting the conservancy, are the following:

    Encouragement to the private sector to utilise the reserve, by way of limited campsites for tour operators, lodge sites that has already been put out to tender and support for joint ventures with local communities;
    A new airstrip will be made at the new NW entrance.
Attachments III are maps with details of the location of the Conservancy, CKGR and surrounding areas.

Taking into consideration the Government policy to encourage game farming and the Department of Wildlife and National Parks’ Proposed Management Plan, supporting and encouraging tourism in this area, this is a prime location for any tourist enterprise in Botswana.

NATURAL RESOURCES

The company has not introduced any exotic species, only species that formerly occurred in the area and are known to flourish. Thus no threat on local wildlife populations or plant communities is posed.

3.1 Wildlife

The following table sets out the amount of species can be found permanently on the game ranch. These numbers are based on an estimate made from recent game counts in August 2002. The ideal stocking rate of every specie is included. The unit price for each specie is included in United States Dollar and is based on current auction rates.




A conservative estimate of the above planes game value is approximately USD 600 000-00, excluding leopards, lions, cheetah, wild dog and other predators.

A conservative total value of the small game (again based on recent counts and market related prices) would be in the region of USD 50 000-00.

Other species occur either permanently or intermediately in the game ranch. As their movements are not limited by the game fence their numbers fluctuate largely: Lion, Spotted Hyena, Leopard, Caracal, Aardvark, Bat Eared Fox, Cape Fox, Brown Hyena, Cheetah, Porcupine, Badgers, Jackals and various smaller rodents. The avi-fauna is varied, but the following is an indication of the species found on the Ranch: Game bird (Guinea Fowl, Sand-grouse, Doves, Korhaan, Kori Bustards), Raptors (Hawks, Eagles, Kites, Falcons) and a variety of vultures.

3.2 Landscape, geology and soils

The area is characterised by fairly flat to undulating terrain, with a series of low, wooded sand ridges. Soil is typically sandy, light in colour, generally deep and underlain in parts by fairly shallow calcrete.

Numerous small plants, associated with termite mounds and generally wholly or partly surrounded by groves of Acacia tortillis are scattered throughout the area.


3.3 Climate

The climate is semi-arid, with high temperature extremes ranging from below zero in the winter months to above 40 during the hot summer days. Average annual rainfall at Maun, some 100 km to the north, is approximately 460mm per annum, with a high variability of around 40% (this high variability is a feature of semi-arid areas).

Rainfall for the area is in the order of 375-400 mm per annum.

Area is situated in a Malaria free area.


4. IMPROVEMENTS


The entire conservancy is fenced with high quality game fencing. One basic tented camp on OM 68-70 and one luxury tented camp on OM 66-67 has been erected. See attachment I Photos . There are 2 manager’s houses in the conservancy and 3 warehouse/workshop’s. Two airstrips ensure access by air. Numerous boreholes have been sunk and all water is obtained from them.



COMMERCIAL HUNTING

In accordance with Department of Wildlife and National Parks’ (DWNP) regulations, a certain hunting quota is given to each individual ranch owner and is locally referred to as “Landowner’s privilege� hunting licenses. With consent of DWNP, this quota may be commercially hunted. In addition to this, with the land use having been changed, the conservancy may now apply for a commercial hunting quota. The requested quote is renewed every year.

Important to note is the fact that the entire commercial hunting quota can, in principle, be sold to certain reputable Professional Hunters. The effect of this is that the conservancy need not employ guides, hunters, skinners etc. for the hunting season and need not be troubled with the logistical problems that go together with normal hunting safaris such as marketing and personal communication with clients.


TECHNICAL DETAILS


The Hainaveld area was previously reserved for cattle farming under the Tribal Grazing Land Policy, but is now rapidly expanding to a prime game farming area. Unfortunately, the ranches were cut into approximately 6 000-Hectare blocks, which is too small to accommodate game farming. The conservancy consists of 5 such ranches to make up a greatly supportable area.

Ownership is ensured by way of an Agreement of Lease with the Tawana Land Boards. Although a foreign concept, 95% of property in Northern Botswana is governed in this manner. Attachment V is an example of one such lease. Refer specifically to the duration of the lease, renewal option and compensation for improvements.

The land use of the conservancy has, with Government’s consent, been changed to game farming and the registration of the conservancy as a tourist enterprise with the Department of Tourism is completed. The following licenses were allocated 5 lodges, 5 camping sites and 5 mobile safaris and the conservancy can now be marketed as a tourist destination. (Attachment VI)
