Large Beach Estate / Boutique Resort For Sale in Khao Lak, Phang Nga Thailand
Set on the beautiful and exotic Khao Lak beach, this is one of the most exclusive and private properties available. The property has been thoughtfully and uniquely designed to take full advantage of the magnificent views, the cooling sea breezes, and to maximize outdoor Thai style living.
This property was created in a Thai / Balinese style with a colonial architecture influence.
The designer followed the path of creating a large home / small resort set in lush green gardens with tropical beach surroundings.
There are a total of 6 structures already constructed on the property. All structures offer an identical view of the pool, gardens, beach, and the ocean.
The first of the structures is a 4 car garage with workshop. On the top of the garage are 2 bedrooms and 1 bathroom. This can be used as either the maid’s quarters, two separate rooms, or a two room suite. Also, each bedroom has its own private balcony.
The second building is a two story guesthouse with a total of 4 large bedrooms each with its own bathroom, and private verandas and balcony.
The third structure is the kitchen, dining room, and wash room, also with 1 full bathroom. This building is ideally located to keep all of the cooking smells away from the living areas.
The fifth structure is the living room / home entertainment building. It has vaulted ceilings and a huge recessed wall for the placement of a very large projection screen TV or plasma screen. This structure also has 1 full bathroom.
The fourth structure is master suite #2. It has 1 very large bathroom with a very unique outdoor shower. Almost all of the walls in this structure are designed to be entirely out of glass. It has 20 foot high vaulted ceilings.
The sixth structure is master suite # 1 which has the Jacuzzi conveniently placed right outside of the back door. This also has 1 full bathroom. Master Suite 1 and 2 have the best view of the ocean.
All of these structures are laid out around a Mediterranean Style marble tiled pool, with a connecting Jacuzzi, The entire terrace area around the pool is made out of 2 foot squared exotic travertine tile. Leading in to the pool are two large cutouts in the ground for 2 rows of tall palm trees.
There is a BBQ / lounge area beside the pool.
The garden has not been started yet but it will represent the magnificence of Khao Lak’s lush , tropical, natural flora. A variety of palms, green tropical plants and flowers form this paradise.
All of the structures have beautiful marble floors, walls, and bathrooms. There has been a large space constructed for a full wine cellar and workout room. There is a layout already planned for a lounge / bar area, with a dance floor.
There are many ideas that have not yet been implemented on this property.
On the edge of the property closest to the beach is more than enough room for an outdoor dining area. There were also plans in the blueprints for a massage sala.
There is plenty of room on the property for at least 5 more 2 story structures, if needed, especially for a private resort. Also a small restaurant could easily be added for the convenience of resort guests.
Behind the property is a natural hot spring that runs into the ocean. Very accessible for a hot spring bath.
The beach in front of the property is very private and quiet. Khao Lak is one of the few beaches in Thailand that do not allow jet skis and speedboats going fast close to the shore. The local government is trying to keep Khao Lak’s marine ecosystem unspoiled by too much activity in the water. Also the sea turtles come in once a year to lay their eggs, too much disturbance to this very delicate process, could be bad for the turtles.
KHAO LAK OVERVIEW
Khao Lak is conveniently located in Phang Nga province, just 1 hour north of Phuket Island. Khao Lak is a very beautiful area with long stretches of white sandy beaches fringed by the mountains of the surrounding national parks. Khao Lak has just recently been discovered and it offers nature lovers an unspoiled landscape of beaches, jungle covered mountains, forested valleys, mangroves, and estuaries. Driving in Khao Lak and the surrounding areas is absolutely breathtaking. The roads wind through virgin forests and as you near Khao Lak centre, you have an expansive view of the endless stretches of white and golden sand lapped by the brilliant blue, turquoise, and clear Andaman Sea.
NATIONAL PARKS
This is one of Thailand’s most impressive experiences, whether you are a nature lover or not. Khao Sok National Park in Khao Lak is an amazing place. It is covered by the oldest evergreen rainforest in the world, huge limestone mountains shooting straight up in the air, deep valleys, breathtaking lakes, exciting caves, wild animals and much more. The whole park covers 645 sq kilometers. It is actually the heart of a complex of five continuous conservation sites that comprise the largest protected forest on the Thai-Maly peninsula, covering over 4,000 sq. kilometers. The other sites are Srei Phang-Nga National Park, Khlong panam National Park, Khlong Saen and Khlong Nakha National Parks.

In total there are 48 mammal species. There is a total of 3 large waterfalls in Khao Lak.

SPA
Massage has a long history of therapeutic healing in Thailand. It has been practiced for many centuries as it is still today. The theoretical basis of Thai Massage lies in the theory of energy lines running through the body. Out of the 72,000 said to be in existence, the focus is on the 10 major lines, called “Sen. Working on these energy lines will help any blockages and allow free flow of energy through the body. In Asia, spa has evolved into a concept focusing on the spiritual and natural, drawing from traditions of meditation, respect for nature and the desire to achieve physical and mental well being, the key to maintaining health and beauty.
In Thailand, the concept of spa blends with the ancient traditions of natural healing through herbal baths, massage, meditation, and the continued pursuit of inner and outer beauty. Before the arrival of modern medicine in Thailand, the temple was the centre of learning for all disciplines, including medicine. Monks therefore played the role of doctor and pharmacist, prescribing herbal remedies, steam compresses, massages and other such treatments for the relief of various ailments.
There are many spas located in Khao Lak, some charging only 200 baht for a 1 hour massage, that’s just under $5 dollars!!!
HEALTH CARE IN THAILAND
Thailand has an unbelievable healthcare and dental care system. Everything is very, very cheap! Many Thai doctors and health-care professionals receive training abroad, and, in fact, places like Bumrungrad Hospital (tel. 02667-1000; .) in Bangkok and the better facilities in Phuket have given rise to a unique phenomenon of "medical tourism,", where visitors take care of medical problems, anything from dental work to plastic surgery, and, because of the affordability of medical care in Thailand (and at the same high standard of quality) are able to combine their recovery with a beach vacation. I personally just had my dental checkup, and for the cleaning and x-rays, my total bill was 500 baht, around 10 dollars!
BUDDHIST TEMPLES
Thailand is a land of Buddha images, nowhere else in the world can match the shear beauty of its sacred images which symbolize a religious essence and serve as a compelling focal point for the faith of the people. At any one time, present day Thailand supports a religious community of some 250,000 monks who reside at an estimated 31,200 temples throughout the country. Yet there is more than just the initial visual impact, and a closer look a t Buddhist temples opens up a whole world of understanding about Thai society and its art and culture.
Wat Tham Suwankhuka is a cave shrine featuring Buddha images, and lies about 2 miles past the small town of Takua Thung, not too far from Phang-Nga town. The cave is interesting for its reclining Buddha which lies in one of 2 caverns, and inscriptions of the roayal seals of King Rama V, VII, and IX on one of the walls of the second cavern. Local sightseeing tours visit Wat Chalong, one of the biggest temples on the island, and Wat Phra Thong (Golden Buddha Temple) in Thalang. Wat Phra Thong has a huge "half buried Buddha" in the temple floor. According to legend, those who try to dig it up will die. There is also a museum of sorts beside the main building, featuring an unusual collection of curios and crafts on display. Wat Phranangsang, also in Thalang, is Phuket's second oldest temple and features in Phuket's early history as the rallying point for the island's two heroines who saved Phuket from the Burmese in the 18th century. Wat Cherngtalay, just east of Cherng Talay town, features many large and colourful murals depicting Buddhist themes.
FESTIVALS
In January Thailand celebrates New Year's Day the same as the rest of the world (nursing a hangover). In late February or early March (depending on the lunar cycle) is Makha Bucha Day, when temples celebrate the day 1,250 disciples spontaneously gathered to hear the Buddha preach his doctrine. April brings two holidays: Chakri Memorial Day (Apr 6) and Songkran (Apr 13-15). Chakri Memorial Day commemorates the founding of the Chakri dynasty (the reigning dynasty), while Songkran is the New Year according to the Thai calendar. While the official New Year is on the 13th, Songkran festivals last from 3 to 10 days -- with the most exciting celebration happening in Chiang Mai. After honoring local abbots and family elders, folks hit the streets for massive water fights. Be warned -- foreigners are the Thais' favorite targets. Water guns are available at all markets -- arm thyself and have a blast!
May brings many public holidays -- National Labor Day falls on the 1st, Coronation Day (celebrating the coronation of HM King Bhumibol in 1950) is on the 5th, while the 14th is Royal Ploughing Day, the first day of the rice-planting cycle, which is celebrated with a traditional Brahman parade. Visakha Bucha Day -- marking the birth, enlightenment, and death of the Buddha -- will fall in mid-May depending on the lunar calendar. In mid-July, Thais celebrate the Buddhist Lent immediately following Asarnha Bucha Day signaling the beginning of the Rains' Retreat and the 3-month period of meditation for all Buddhist monks -- this was the day that the Buddha delivered his First Sermon to the first five disciples. August 12 honors the birthday of HM Queen Sirikit and also Mother's Day.
On October 23, Chulalongkorn Day, the country's favorite king, Rama V, is remembered. Loy Krathong, in early November, is Thailand's most beautiful holiday, honoring the water spirit and serving as a day to wash away sins committed during the previous year. The most spectacular celebrations are in Ayutthaya, Sukhothai, and Chiang Mai. December 5 marks HM King Bhumibol's birthday and Father's Day. And finally, December 10, Constitution Day, recognizes Thailand's first constitution in 1932.
FOOD
Thai food is internationally famous. One of the great pleasures of being in Thailand is that there is a great abundance of eating places and the cost of eating is rather cheap when compared to those in Western countries. As Thailand is a major agricultural country, grains, vegetables, meat and all kinds of foodstuff are produced here at very reasonable prices. Besides, aquatic and marine animals are easily acquired from the sea and many rivers. These factors together with the gift of cooking of Thai people make Thailand a paradise for every food lover. Wherever you are in Thailand, you’ll surely find a good number and variety of eating places – perhaps much more than you’ve expected. And that’s why many western visitors said that one of their pleasures while being in Thailand is EATING! This is simply because it is delicious and cheap. You will be amazed when you see some of the seafood here. 10 pound lobsters, prawns the size of your hand, huge oysters, clams, mussels, scallops, squid, frogs, eels, and many types of fish.
SCHOOLS
Broadly speaking, international schools are classified into three educational systems in Thailand: American, British and international. Although, the American and the British systems predominate, other national systems are represented as well e.g. Swiss, Japanese, French and German. Many international schools make physical education a required subject. In addition, some schools provide after-school sports programs for both boys and girls that give students opportunities to play against teams from other schools both local and international. Some schools also offer special-interest activities such as dance, chess, stamp-collecting, forensics (public speaking). Community service, programs for giving back to the local community, teach students social responsibility, empathy, and compassion. An international school in Thailand is an ideal place to study for these reasons. First of all, Bangkok is a regional hub for air travel to other countries in Asia, Europe, and the United States, making it highly accessible to other forms of transportation such as a network of urban expressways, trains and buses. Second, in Thailand computers and telecommunications are ubiquitous, ensuring students have access to the latest technology and the internet. Third, the tropical climate in Thailand ensures good weather all year round for variety of outdoor sports and athletic activities such as sailing, swimming, hiking and diving. Fourth, Thailand has unspoiled rainforests, beaches, islands and national parks, thus making environmental studies a hands-on learning experience. Fifth, Thailand enjoys an abundance of places of cultural and historical interest. All of these reasons together make up the appeal of studying at an international school in Thailand.
THAILAND’S ECONOMY
Thailand's economy boom has been spearheaded by its dynamic export market, particularly in the agriculture and manufacturing industries.
Thailand's agriculture industry has remained solid and is ranking as the world's fifth largest food exporter. Thailand has exported most of its rice, tapioca, raw latex, seafood, tin, and pineapples to the world. Thailand's biggest industry is tourism. The tourism has recorded an average of 7 million visitors annually.

TOTAL ASKING PRICE FOR PROPERTY $1,300,000
Following is a breakdown to completely and lavishly
finish the property as it has been planned. There is
plenty of room for at least 5 additional structures ures.
These folowing figures are estimated with the highest
quality materials being used, so there is plenty of room
to decrese this budget.
Finishing Existing Structures $72,000
Doors and windows $31,553
Finish installing and running electrical $7,282
Plumbing $12,136
Air Conditioning $9,709
Furnishing with the most exclusive furniture $48,544
Painting $7,282
Landscaping and Gardening $24,272
Finish installing marble tiles in the pool $6,068
Sub Total= $218,846
Total= $1,518,846
After completing numerous research projects configuring
profit potential of running this propery as a Boutiqe Resort,
or vacation rental, these are very low estimate figures.
To rent the entire complex as a family vacation rental: Per Night: $3,000
Considering that Thailand's high season is
from October through March, a low estimate for rental
potential, with good marketing of course would be
to rent the property out the entire high season.
( 5 months ) 155 days x $3,000$465,000
Renting for additional month per year = $93,000
Total profit potential for renting out
property as a vacation rental only
6 months out of the year= $558,000
With the increasing popularity of Thailand as an ultra exotic
vacation getaway, the property value is literally doubleing
every three years. 2.5 Rai of land was purchased in 2000
for this property to be constructed on. It was purchased at that
time for $61,000 dollars per Rai. $61,000 x 2.5= $152,000
The current property value of land in the same vicinity
is selling at $242,903 per Rai. $242,903 x 2.5= $607,257
The land value in the last 6 years has increased by= $455,257
Obviously Thailand is a great place to invest for real estate.
Realistically, the initial investment can be recovered within
a three year timeframe. This is based upon running the property
with the existing structures. In three years the property value
will double again. Also starting in 2007, construction will begin
on a deep sea shipping and cruise port outside of Khao Lak.
This will also increase the property value dramatically.
The following figures are for construction of 3 more buildings on the
property being completely finished with marble floors and bathrooms.
Building # 7, total of 1,000 sq. ft.
Building # 8, total of 880 sq. ft
Building # 9, total of 1,500
Cost of construction in same style
as existing buildings.$136,000
After this there is still room for at least 2 more structures.
The planning for this property is very flexible and can be
easily changed to suit the needs of anyone.
Thai people are very loyal and dependable. The average monthly
income of a Thai citizen is between 4,000 and 7,000 baht
per month. ( Between $100-$150 dollars )
Realistiaclly a staff of 5 could easily manage this property.
The following is a breakdown of monthly staff salaries.
1 maid =$150
1 gardener=$150
1 bellhop=$170
1 cook= $350
1 manager=$400
TOTAL MONTHLY STAFF SALARIES=$1,220
6 MONTH STAFF SALARIES= $7,320
Electricity is very cheap in Thailand, but considering the
wasteful nature of tourists, and leaving everything on all of the
time, this would be a round about figure for monthly
electricity costs.
ELECTRICITY MONTHLY=$609
ELECTRICITY 6 MONTHS=$3,654
Considering the fact that $3,000 per night is a very low estimate for
rental potential. Food would not be included in any operating costs.
The Amanpuri Resort in Phuket has villas consistent in size as
this property, and they are not even right on the beach.
They rent out for 300,000 baht per night. ( $7,317 )
This is not including food.
TOTAL 6 MONTH OPERATING COST=$10,974
6 MONTH PROFIT POTENTIAL AFTER OPERATING COSTS=$547,026
This property could also be operated as a luxury villa resort
increasing profit potential between 15-25 percent. Operating costs
would also be higher due to the customization of each building
for individual rental.
