This bright, spacious, modern house sits on 2400 m2 of land in a quiet, safe neighborhood on hill at the edge of a town close to both the Guatemalan and Salvadorean borders. San Marcos is an important economic center in this region and has the department's only hospital. Though San Marcos itself is not a major tourist attraction, it is only 10 paved km off the major highway making the following destinations easily accesible: Copan Ruins (3 hrs), Gracias (2 hrs), Sta Rosa de Copan (1hr), San Salvador (4hrs), La Palma, El Salvador (1hr), Esquipulas, Guatemala (1hr) and San Pedro Sula (4hrs). This region is rich in coffee production and there are 3 local NGO's giving potential for development of eco- or agro-tourism. This land has great potential for further construction, and was originally intented to be developed into a demonstrative farm/capacitation center.
Unlike most homes in the region, the house is set back away from the road and further privacy is provided by trees and a 3m perimeter wall along two sides with neighboring houses.
The land is ideal for organic gardening with the potential for organic certification. There are 5, 6 m2 double dug beds (60 cm deep) in the front for intensive alternative agriculture. The back features a star shaped herb and vegetable garden. The land is L shaped with the road on the bottom and right side of the L which offers the benefit of having two entrances to the house and the possibility for future real estate development in this ever-expanding town.
The open space at the front of the house which is visible to the road is approximately 1000 m2, and the open space at the back which is completely hidden from all neighboring lots (and offers view of both mountains: Biological Reserve Guisayote and Erapuca) is approximately 400 m2. The rest of the land is filled with the house and fruit trees--navel oranges (10), juice oranges(3), mango (1 large), guavas and lemons (several of each). There are also 5 cedar saplings (see description of furniture below) that have economic potential (20 years return). They are about 5 years old, 3-6 m high and growing very straight.
The house itself has a brick exterior with 3 m wide covered patio that runs the length of two sides of the house. Inside the house features:

1 queen-sized orthopedic bed with local cedar wood frame (has head board) Note: Honduran cedar is a precious hardwood and has a similar smell to northern cedar, but is much more valuable. main doors of the house are made of the same beautiful wood.
1 large pine kitchen hutch with glass doors above and drawers and wood doors below (this currently functions as the divider between the open concept kitchen and living room areas)
1 pine armoir in the bedroom
1 pine dresser with mirror and drawers
1 pine shelving unit in extra room
