Alternatively to the normal Hotel expansion we have requested and had received a positive first information from the local government for transforming the existing Hotel and the correspondent approved expansion project mentioned above to one 4 Star Hotel Apartment with 100 to 150 apartments.
This will make the property good not only for tourism, as well as to high quality; Health Care center, Senior Care center, etc, ... .
The importance of such transformation, and respecting the Portuguese Law, is the possibility to sell all the apartments as a property to any interested investors, which allows a very quick ROI for all the investment on the business.
As predicted on the law it is possible to sell all the apartments. To the total, 70% of this apartment should remain attached to the tourism exploration and the other 30% could be used for high quality residential purposes. The owners of the 70%, even if they have to deliver the exploration of is apartment to the Tourism Complex Administration (The Tourist Complex owner), they could use is apartment on a private term from a maximum of 90 days per year. Since this project will take more then 10 years to be finished, it will represent a major issue in terms of Hotel rooms/apartments occupation.
