Local shops, restaurants and bars are all available with a larger village approx 6 kms away with all facilities available.
Vale da Telha is close to Aljezur which is approx 20 kms north of Lagos on the Portuguese Algarve.
Cheap flights (approx 60 euros including taxes if booked early) are available from UK to Faro on Eazyjet and other airlines and journey time is approx 2 and a half hours flying time from UK.
Approx 150 ex-pats live within a few kms of Vale da Telha (Valley of the Tiles) and there are various social events available if residents wish to participate including quizes, painting, yoga, language studies, walking clubs, surfing, horse riding, library, internet cafe, etc.
The area is quiet and many homes in the area are holiday homes of English, German and Portuguese families. Most of the local British residents of Vale da Telha are in the 50 plus age group. However there is a local modern disco open in the summer July/August on one night per week. (It can not be heard and causes no trouble).
Vale da Telha has 4 bars and nearby Arrifana, Vales and Monte Clerigo have additional ones and several restaurants.
Aljezur nearby has at least 10 restaurants and plenty of cafes and a few bars.
Lagos is less than 25 mins drive away and is a large modern tourist city with marina and numerous hotels, restaurants, bars and large supermarkets.
Cost of living in the Algarve is approx 60% of UKs. Quality of life is 1000% better. Family problems in Uk means the owner has to very reluctantly return after two glorious years.
The property is also suitable for renting and various local management services are available for owners such as lettings, gardening, pool maintenance, etc., if required. The house has three double bedrooms which are currently furnished with two double beds and one single bed. Two of the bedrooms have large fitted wardrobes the master has a large free standing wardrobe currently. There are two bathrooms - one of which is ensuite to the master bedroom. Sizes of the bedrooms are 12'6" by 11', 11'8" by 11'2", 11'8" by 10'4". The price includes everything (and more) a new owner would require including BBQ, tool storage shed, large gas bottles, etc. A full list is available to potential buyers.
Advice on Location in the Algarve
There is quite a difference between the South and the West coast of the Algarve region.
The South Coast:
It is far more commercial and tourist-orientated than the west coast. In fact they are practically the opposite of each other in this respect.
There are hundreds more hotels, restaurants and bars plus numerous supermarkets and golf courses for example on the south coast.
Traffic is a lot busier especially in the summer months when parking can become an issue in many areas.
Prices are much more expensive because of the tourist market so a beer for example can cost 2 euros which is more than double that of the west coast.
The sea is slightly warmer on the south coast because it is more protected however it is still part of the cold Atlantic Ocean. The sea is often flat calm on the south coast.
English is widely spoken and lots of ex pats congregate around British bars and restaurants with English menus, etc.
Housing is currently more expensive and an apartment costs nearly as much as a small villa on the west coast.
Noise can be a problem in some areas especially in the summer, proximity of neighbours and the inevitable Portuguese barking dogs.
The west coast of the Algarve:
The general area is wild and beautiful and beautiful sandy beaches are often deserted except in August when a few holiday makers might be spotted.
The villages are oldie worlde and can be a bit scruffy in comparison to some of the tourist areas of the south but real Portuguese life goes on all around - markets and festivals. The people are exceptionally friendly especially if you know a few Portuguese words. The roads can be slightly rougher but empty of traffic for much of the year.
The air is the freshest and healthiest in Europe having a prevailing westerly flow across the Atlantic.
There is much more land available so plots are much more generous (800 sq metres being the standard plot) than the crowded south coast which is running short of development space so high rise developments like those found all over southern Spain are ruining beautiful views across the coast as many expensive villa owners angrily complain.
Building developers are now beginning to look to the west coast and property prices are expected to catch up with the south coast. An extension to the A22 motorway from 5 miles north of Lagos is already shown on some maps and this will really open up the Algarvian west coast. An international football coaching school run by Sven Ericson is being constructed 20 kms away and lots of other developments such as swimming pools and hotel complexes are being started in surrounding areas within a few kms of Vale da Telha (Valley of the Tiles).
So it is a matter of choice depending on your life style.
Certainly if you want a twice-a-year holiday home with a condimium shared swimming pool within 300 metres of the sea, English bars & menus near to Faro the Algarves international airport (incidentally a journey time of one hour and 10 minutes from Vale da Telha) you should stick to the south coast anywhere between Albufeira and Lagos perhaps or even try Spain where the Mediterranean sea is that much warmer (but of course much more polluted).
If you want to get-away-from-it-all and live in the real Portugal where the cost of living is very low, quality of life is excellent without crowding (and the associated stress) and where property values are comparatively cheap then the west coast of the Algarve is for you.
Of course for a 25/30 minute drive (from Lagos) you can experience the best of both worlds. I personally go to the south coast approximately once a week for large hypermarket type shopping or more choice of social life – cinemas for example. But I have found that the west coast was certainly the right choice for me.
How did I make my choice? I hired a car and spent a frenetic two weeks following the coastline from just south of Lisbon right down to Gibraltar (via Seville, because some of the Spanish coast is privately owned by the military).
My final choice of general location came down to an area within a radius of 30 miles around Lagos. Then it was a question of a closer look at the areas and canvassing views of ex-pats, investment potential and the environmental choices which I have outlined above. I hope my experience will help those of you who are still pondering where to base yourselves.
In the final analysis there is no better way than hopping on a plane (try Easyjet for cheap flights) and check it all out for yourself. For cheap and reliable car hire I would recommend I can also recommend local B&B if prospective buyers wish to get in touch.
Replies to Frequently Asked Questions:
The nearest public swimming pool is being built approx 7km away in Aljezur. There is also a local hotel one that is open only in the summer. A pool can be installed at the house at the cost of approx 13,500 euros says a local contractor including all costs such as tax, equipment, tiling etc. The beaches are safe for swimming and there is an excellent sheltered shallow and sandy area inland of the sea at Amoreira about 8 kms away. (see photo on picturetrail site mentioned in this text).
The weather is warm/hot for most of the year (25 – 41 C) but can be cool/cold (2 – 8 C) during the evenings in winter - December- February. Most days in winter the average day temperature is 14 C but up to 27 in the sun out of any wind and I managed to get sunburnt in January!
Most people who leave their property unattended usually get someone local to maintain the garden and/or pool and occasionally clean the house or clean between lettings at approx 70 euros a month cost. Burglaries are very rare indeed.
Vale da Telha has about 1200 houses at the moment and many are holiday homes of Portuguese, English, Scots, German and Dutch. It is a large area and there is still building in most of the sectors of V da T. However the plots are large (800 sq m is the standard plot) so well spaced. My plot is 1020 sq m. Rumour is that a large Spanish company has just bought every vacant plot in a nearby village (3km) called Espartal in the past month and it appears they will be building a hotel and restaurant and shop complex with golf course and swimming pool.
There are plans for a bypass for Aljezur.
There are, of course, numerous top golf courses 25 mins drive away in the Lagos and Lagoa areas.
Costs are cheap compared to UK for all utility bills with the exception perhaps of car insurance which is broadly equivalent. Examples are car tax on a vw golf is 46 euros a year, electricity 27 euros a month, water 12 euros a month, meals out average 5 to 8 euros, wine can be bought for 70c a glass in many bars, and a bottle is around 1 euro in the shops and quite drinkable. Currently (April 2006) in Lagos Lidl’s a litre of red wine can be bought for 37 centimos (25p). Beer 27centimos a bottle in the shops and around 1 euro in tourist bars/ 70 in Portuguese. Fruit and veg are very cheap but English foods imported are quite expensive.
