This secluded 18th century farmhouse is situated in a spectacular position on the shores of Lake Corbara. The approach to this unique property is down a small private track to the tip of a peaceful peninsula where the house sits surrounded by water on three sides. There are beautiful views of the lake and rolling hills beyond from all the main downstairs rooms and most of the bedrooms.

On the ground floor there is a large drawing room with a traditional fireplace, a smaller sitting room, two inter-connecting dining rooms and a large well equipped kitchen. There are eight en suite bedrooms and two further sitting rooms on the first floor. On the second floor there are two bedrooms, a sitting room and bathroom.

San Martino was fully renovated in 2003 - 2005 using traditional local materials and excellent craftsmanship with superb attention to detail. Handmade terracotta floor tiles run throughout the house except in the bathrooms and kitchen which have travertine marble tiles and flagstones. The walls are plastered in a typical warm-toned pigment and the windows and doors are made by local craftsmen from chestnut wood.

GARDENS AND POOL

There are gardens of approximately 2 acres around the house with a further acre beyond the orchard suitable for tennis courts, subject to planning permission. The remaining 7 acres comprise an olive grove, a small abandoned vineyard and meadows. The infinity-style swimming pool (20m x 7.5m) is one of the largest private pools in Italy. The lake offers opportunities to fish, sail or potter about in a small motorboat.

LOCATION

Lago di Corbara is 'the forgotten lake' of Italy with only a handful of properties around the shore so it is extremely tranquil. Positioned between Orvieto and Todi, two of the most perfectly preserved hill top towns in Umbria, Lake Corbara is in the middle of the Parco del Fluviale Tevere (the equivalent to a protected area of outstanding natural beauty in the UK). The house is a twenty-minute drive to Orvieto. There are good local trattorias and excellent restaurants in Orvieto and Todi. The world famous Vissani Restaurant (2 Michelin stars) is on the other side of the lake.

ACCESS

This area has excellent access to Rome and Florence. The A1 motorway exit is only 15kms away so it is under 1 Â½ hrs by car to both cities. Regular trains take just over an hour to Rome and Florence from Orvieto. Todi, Assisi, Perugia and Spoleto are all within an hour's drive.
