LOCATION: The property is located on a hill (500 met. or 1650 ft. altitude) with unlimited, unobstructed, view of rolling hills and mountains, while on the northeast side the Agioi Apostoli beach, on the gulf of Evoia, is only 17 minutes drive away.
The property is located east of the highway Athens – Thessaloniki, approx. 35 kilometrs (20 miles) from Athens.
The nearest village is Kapandriti (zip code 190-14 GR) with public Primary, Gymnasium and Senior high school, as well as a reasonable market and public/private health facilities.
The surrounded area is the fastest developed residential area with a large number of villas presently under construction. Law in this area does not allow apartment buildings. (approx. 100 new building permits have been issued, by the Authorities, the last two years.)
CLIMATE: The humidity is low, while the summer cool and pleasant. As a result air-conditioning was not found necessary and was not installed. The winder is rather cold, compared with Athens, but the house is very well insulated and protected by the external glasswork, so that, since the house was built, the shades of the windows were/are never closed regardless of weather condition.
THE HOUSE: The photograph showing the house during construction indicates clearly the outline.
It appears to be a three story house but in fact 199,7 sq. met. (1997 .) is in the middle, comprising the necessary leaving space. i.e. :
Three bedrooms each one with own bath.
A combined living – dinning room (77 sq. met. or 770 sq. ft.) with two fire places.
A large hall
A TV room
A kitchen with a large number of cupboards.
A visitors w.c.
A separate laundry machine space.
The floor of the living-dinning room, and the three bedrooms is covered with African -badi- red wood. The rest of the floor of the main house and the guests’ room with tiles or marble. (a spare quantity of the same wood and tiles are kept for probable repairs.)
An inside stairway is leading up to the guests room with own bath. (Total area 49 sq. met. or 490 sq. ft.). There are two verandas ( 40 sq. met. or 400 sq. ft.) with unobstructed view, with direct access to the guests room.
An other inside stairway is leading down to the cellar. (area 200 sq. 2000 . minimum).
There are two out side broad doors to accommodate two large cars in the enclosed garage.
The boiler room is in the cellar, with one 40000 kcal. oil-fired boiler for central heating. The fuel can be changed to propane.
Heating is provided to the main house and the guests’ room, with coils embedded into the concrete floor. The system is very efficient and pleasant, working with water at 60 degrees C. (140 degrees Fahr.). Total heated area 250 sq. met. or 2500 sq. ft.
THE GARDEN: The area is 10,000 sq. meters (plus or minus as per the deed.) with roads on the three sides.
The house has been located in the middle up the hill having an unobstructed view of the entire area from the verandas.
There are approx.. 1100 plants, forest and fruits, which because of their nature does not need irrigation during the summer. However at least 900 plants can be irrigated automatically with the controls on the main veranda.
Water is provided by a well with limited capacity, and the village main water supply system.
There is a water reservoir of 20 q. met. (700 q. ft.) capacity.
The wind generator placed on a 22.0 met. (72.0 ft.) steel tower will provide no electricity.
For the garden enthusiast there is plenty to do and the soil (and climate) is good for almost every plant except lemon, orange, mandarin and grapefruit trees.
Further more because of the surrounding land scene configuration there is not possibility that a neighbour will build a house to obscure the present view.
NOTE: Subject to the law provisions at the time of application for building permit, the land owner has the right to built, into the same land area, an other house of approx. 290 m2 (2900 ft.2) comprised of 120 m2 (1200 ft.2) main living area, 120 m2 (1200 ft.2) cellar and indoor garage, plus 50 m2 (500 ft.2) living space of lower height above the main living area.
