This airy beachfront home is situated just four miles south of San Pedro on the main road running to the tip of the island. Prime fishing is just offshore, bone fish regularly appear in front of the house. The island of Caye Caulker can be seen not far away and the golf course at Caye Chapel is a short boat trip.
A large “top deck� has recently been built on the roof to give spectacular views of the lagoon and the ocean, together with the nearby reef and cayes. It is large enough for entertaining and accommodates several tables.
The lot is planted with many colorful tropical plants. It is quiet and private, away from the dust, noise and congestion of the town. The sounds come courtesy of the birds and the surf breaking on the reef. With no public beach access roads for a quarter mile in either direction, you will have the tranquility you are looking for.
A unique feature of the lot is a safe and secure boat canal, in which the owner’s outboard boat is kept. In addition there is a beautiful 300 foot pier and palapa, just fifty feet away, with full access privileges. Tie up your yacht or just use it for sunning and swimming. Enjoy pristine water views and privacy with easy road or boat access.
The beach in front to the house is firm and can be used for launching sailboards, Hobie cats, kayaks or just swimming.
The house is self contained with its own solar power and water supply.. There is ample solar power, with a back up generator but this is never normally needed. There is a 7,500 gallon rain cistern providing household water, ample for the dry season. Propane and telephone costs US$60 a month. Property tax US$120 per year. There is a plan to bring power to the south of the island within 1 year which will no doubt increase land values.
The house sits on two 50 foot lots along the main road. The side lot lines are parallel and run at right angles to the road. The ocean side lot line is angled to follow the tide line, giving around 120 feet of beach frontage and an average depth of 267 feet. There is also a generous 30 feet of beach reserve. The lot area is 26,667 square feet (0.6 acre, 2,447 sq m). The 900 square-foot home has two bedrooms and one bathroom. It features vaulted ceilings, Belizean hardwood floors, an open concept living/dining/kitchen area and a huge 1200 square foot covered verandah surrounds the building.
There's room for expansion under the present roof or on the same parcel.
On the road side of the house is a block built bodega for storing tools, inverter, batteries and generator.
For convenience, the house will be provided furnished.
