On the other side of the road, we find the Chojnow Forest Inspectorate's forests (Lasy Sekocinskie - Sekocin Forests)
On the northern and western side the plot is surrounded by the Utrata River and on the southern side runs the existing road leading to Nadarzyn.
Location
The area of the land lot is 16,21 hectare and its symbols is 2/5. In accordance with the local spatial development plan adopted by the Nadarzyn Gmina, it is to be used for construction of a housing estate. The concerned land lot is located in the town of Walendów near Warsaw.
This location is in many respects very attractive. The future residents of the Sosnowy Las housing estate will have to travel only 18 km to get to the centre of Warsaw (10 km to the city limits) and only four km to a large shopping centre in Janki.
At the same time the said land lot is located in close vicinity of the Lasy Sekocinskie (Sekocin Forest) and borders with the zone of Chojnowski Park Krajobrazowy (Chojnowski Landscape Park)
Natural border of the land lot is set by the Utrata River, the picturesque ponds and little lakes that can be found in the neighbourhood make this place a real enclave sorrounded by rich flora and numerous water reservoirs.
It is hard to find another location in this area like the one refereed to herein, which on the one hand would ensure quick and easy access to a large city and on the other hand would have all the necessary ecological and landscaping qualities.
Transportation
The real estate located between international two roads, road no. 7 (Warsaw-Krakow) and no. 8 (Warsaw - Katowice)
One can get to Warsaw via the Krakow as well as the Katowice road (approximately 10 km to the city limits).
If travelling via the Krakow road, at the traffic lights in the area of Magdalenka, one must turn in the direction of Nadarzyn, or if travelling via the Katowice road one must turn towards Nadarzyn when approximately 3,5 km away from the Janki Shopping centre.
Utilities
All the basic utilities such as gas and water pipelines and electricity power lines run along this land lot.
Disposal of sewerage requires construction of a pumping station that would ensure the possibility to dispose of the sewerage by pumping it into the existing treatment plant in Walendow or alternatively constructing a separate treatment plant.
Intended Use
Pursuant to the resolution no. XXXII/291/2001 of the Gmina Nadarzyn Council dated April 6 th 2001 on amending the general local spatial development plan of the Nadarzyn Gmina, the plot no. 2/5 shall be used for construction of housing estate composed of single family free standing and twin houses.
The aforesaid resolution was published in the Official Journal of the Mazowieckie Voivodship No. 112 dated June 1 st 2001 /item 1484/
Development Concept
A development plan providing for construction of a housing estate dubbed SOSNOWY LAS, to be built on the plot no. 2/5, has been prepared and approved.
This concept provides for division of the land into individual plots with area of 1500m2- 3000m2.
Easy access to individual plots is provided via a local street being in the form of a loop, which shall be accessed via a single street running of the main public road.
The south - easter corner shall be used for construction of sport and recreational facilities. (there is possibility of building tennis courts, volleyball courts etc.)
The houses designed in a functional manner with attractive architecture shall ensure a maximum convenience and satisfaction for the residents. The buildings shall be constructed with the traditional technology with the use of safe and ecological materials.
